Looks like they have had it on the market for almost a year and dropped the price twice. It must be a dump No, it looks nice. Only 1/4 of an acre though, and the price is on the high side for the neighborhood.

Actually, I wish nothing but the best for Karch and hope the sale turns out well for him. He's a great guy, a true VB all-time great, and he's been a significant contributor to the growth of the sport. But he's going to get a real education in California and federal tax rates on this transaction...as will the buyer because of the recent changes in federal deductions for state taxes (which is likely a contributing cause for the delay in the sale).

I'm traditionally a NorCal guy, but I've always liked San Clemente. Pleasant, tasteful beach town with a good vibe. Played several tourneys in Dana Point back in the day; would always crash at a friend's place in San Clemente.

Hey, it's California, and San Clemente is a beach city, so the $3.67M house could easily be a one-bedroom teardown with a property tax bill of more than $70,000 a year (chew on that for a while). He may be doing what a lot of other California refugees have done...get the heck out of there and use whatever equity you managed to keep after the state and federal taxes and buy three times the house somewhere else. Moving to Vegas.....

This is not a good look for you. Try shorts and sandals next time. Pretty sure he had these taken trying to compete with JFK beach pics. It didn't help things. Nope, he spent a ton of time there when he was President. They used to close the beach when he was there. But, he made sure the surfers were allowed to surf. An acre = 43,560 sq ft 1/4 acre = 10,890 sq ft My current property is not even 10,000 sq ft and I find it to be waaaay more than I'll ever need. Also, the bigger the property, the bigger the headache because the bigger the property, the more yard projects the wife will come up with. When I was growing up in NC, our house was on a 1/2 acre property. I don't want to mislead you into thinking it was a mansion. It wasn't. It was your typical rural NC house -- 3 bd, 2 bth, no covered garage (just a driveway), single-story. I hated mowing the lawn. It was every single weekend! 1/4 acre out front and a 1/4 acre out back. Hated it so much, it was the basis of my college application essays. Whenever you buy anything, you should always think about maintenance, as in "Is this something I can keep up?" and "How much will it cost me?"

His next door neighbor's home is listed at $3.3 and is less than 1/2 the size for whoever said the house appears overpriced for the neighborhood. Maybe these 2 homes are the only ones on the block with an ocean view. . . which commands a substantial premium. I didn't say it was overpriced, I said the price was well above the neighborhood average, which was based on the Realtor.com estimates. Many of the other properties in the neighborhood are closer to the beach but are tiny lots (e.g., 6000sf) and have smaller and older houses on them. None of that means either of the two houses for sale are necessarily priced too high, but given they both have had price cuts maybe potential buyers feel that way.

1/4 acre is more than I would ever need. We live on 1/2 acre and would be happy with a larger lot. Natural landscaping with a little drip irrigation provides a relatively light load, certainly when compared to the work necessary to maintain a house. We used to have a small lawn area in the back but let that die during the most recent drought. Not sure whether we will go natural there or put in synthetic turf.

As nice as Kiraly's house is, I bet it gets a lot of dust. You can't live by the beach and not have sand infiltrate every crack and crevice and corner of your house. You'll either grow to tolerate it or hate it. You'll never grow to love it.

OTOH, it can be a bit harsh on your cars.
