www.miamiherald.com/news/local/community/miami-dade/miami-beach/article252421658.htmlReports now that a pool contractor saw structural damage so severe that he took pictures of it only days before the collapse. Also, they apparently had a problem with saltwater flooding that was almost certainly corroding the rebar in their concrete. I would not be surprised if we see more like this, really, given how much seawater flooding has been happening in Florida. (But hey, the Florida government still says climate change is nothing to worry about, so it's all good, I guess.) It looks like they are focusing on the pool deck area that was installed on a flat slab with improper drainage. A 2018 building inspection warned of potential exponential damage to the rebar below due to water pooling on top of the slab. Evaporation was the only means for the area to dry out. There have been reports of settling also which could mean that loading could have become asymmetric at the building's base.

A 2018 building inspection warned of potential exponential damage to the rebar below due to water pooling on top of the slab. Evaporation was the only means for the area to dry out. There have been reports of settling also which could mean that loading could have become asymmetric at the building's base. New report says the company contracted to do repairs stopped work in Oct 2020 because they noticed the extensive corrosion under the pool area, and feared any work would destabilize the structures. Oh, the report also mentioned the pool must remain open during the repair work, making it even more difficult to do the repairs.
